A coating needs a roof worth restoring

Coating is work on an existing roof, so the base remains part of the result. Loose roofing, wet insulation or a weakened deck cannot be made sound by covering them. The first question is whether the assembly can support restoration after its defects are corrected.

Compatibility and adhesion matter as much as the finish color. A system that is suitable over one prepared membrane or metal surface may be wrong for another, especially where a previous coating is present. The selected manufacturer’s requirements determine preparation, primer and application.

GAF’s published aged-TPO restoration example begins with roof qualification, moisture evaluation and adhesion testing. It calls for replacing wet material.

Eligible roof versus repair-first roof

A sound roof that can accept restoration

The existing covering is attached, the base is suitable and moisture concerns have been addressed. The substrate can be cleaned and prepared for a compatible system. Details still need repair and reinforcement before the broad surface receives coating.

A roof that needs more work first

Wet layers, open seams, failing flashings, corrosion or loose attachment can interrupt the coating system. Some problems can be repaired as part of preparation; widespread failure may make a replacement scope more appropriate.

Roof coating preparation and application

The useful work begins before the roller or spray equipment reaches the roof. Preparation and detail treatment often explain why two coating proposals describe very different projects.

1

Qualify the roof and locate unsuitable areas

The assessment needs the existing system, prior treatments, attachment and moisture condition. Adhesion evaluation helps establish whether the chosen coating can bond to the prepared surface. The roof’s drainage and support remain part of the decision.

2

Repair the defects and prepare the substrate

Wet or unsound material in the scope needs removal and replacement. Open seams, loose flashings and damaged details need correction. Cleaning and any required primer must follow the system instructions, including compatibility with existing treatments.

3

Treat the interruptions in the roof

Curbs, penetrations, seams and drains may require reinforced detailing or specific products. These transitions do not become dependable merely because the broad surface has a new finish.

4

Apply the specified system and plan its care

Coverage rate, layer thickness, curing conditions and weather windows belong to the selected product. Roof traffic and later equipment work need attention after application. A maintenance plan should follow the actual assembly and warranty requirements.

Coating cost and useful life decisions

The quantity of coating is only part of restoration cost. Moisture removal, preparation, repairs, detailing and access can make up a substantial part of the work. A low surface-only price says little about whether those necessary steps are included.

The useful-life question also depends on the roof left underneath and the system applied over it. A warranty term is not a prediction that every roof will remain trouble-free for that period. Continued drainage care and protection from incompatible repairs still matter.

For an occupied building, restoration and replacement can affect access and disruption differently. Compare their complete scopes against the condition of the roof and the next use of the building.

Compare the complete restoration scope

  • Preparation and removal

Wet layers and unsound material must be addressed, not priced out of the comparison.

  • System and details

Primer, reinforced areas and specified application belong in the system choice.

  • Coverage and continued care

The actual warranty, maintenance requirements and future roof access affect the long-term decision.

Lawton roof coating FAQs

Can a coating stop an active roof leak?

A suitable restoration project can include correcting leak defects, but the leak and any wet material need to be dealt with first. Applying a finish over an unresolved opening or wet insulation does not repair the assembly. The work may need a focused repair before coating is even considered.

Can TPO be coated?

Some qualified TPO roofs can receive compatible restoration systems. The membrane’s age and condition, prior treatments, cleaning and adhesion need evaluation under the selected instructions.

Will coating fix ponding water?

A coating does not change the roof’s slope or move an outlet. Product tolerance for retained water also varies. A drainage problem needs its own assessment, including whether water is collecting because of an obstruction, roof geometry or a supporting issue.

Is a coating warranty the same as a new-roof warranty?

Not necessarily. The issuer, covered causes, preparation requirements and remedy may differ. Existing roofing beneath the restoration can have its own exclusions. Compare the actual terms with the work being proposed.

The roof warranty guide separates product coverage, system coverage and workmanship.
